Building Permits
Building a garage, tool shed, storage shed or other similar accessory structure in Fairfax County requires the following permits.
- Building Permit for all garages and sheds greater than 200 square feet or more than one story. Even if a building permit is not required, you must comply with Zoning regulations. Please call 703-222-1082, TTY 711, to speak to a Zoning technician for specific requirements.
- Electrical Permit.
- VDOT Permit if your property is located on a state road, and if you need a grading plan.

Building Plans
You must submit the following during the permit application process.
- Two sets of building plans (three sets if on septic and/or well).
- Two copies of the house location plat or grading plan.
Building plans must meet the current building code and local design criteria like snow load and wind speed. For a full list of plan requirements, please refer to our Garages & Sheds publication.
