Sanitary Sewer Plan Review

Wastewater Management’s Engineering Analysis and Planning Branch, within the Wastewater Planning and Monitoring Division, reviews and approves plans for all projects that connect to public sewer. The plans are checked for conformance to Chapter 10 of the Fairfax County Public Facilities Manual (PFM), the Fairfax County Code, Section 67.1, and the Code of Virginia.

As-Built Plan Review

The As-Built Plan shows both plan and profile views of sanitary sewer lines as they will actually be built in the ground. The plan view consists of sanitary sewer easements, sanitary sewer pipes, manholes, house or building laterals, pump stations, and location of sanitary sewer facilities in conjunction with building foot prints and other infrastructure. The profile view (side view) shows the invert elevations at manholes, depths, pipe slope, pipe length, pipe size, and building laterals.

As-Built Plan Submission Process

All sanitary sewer As-Built Plans are submitted to Land Development Services, Plan and Document Control, located in the Herrity Building. Plans must be reproducible mylars prepared by licensed professional engineers or licensed land surveyors. Once a plan is logged into the database, it is sent to the Wastewater Planning and Monitoring Division for review and approval.

Most Common Mistakes on As-Built Plans

  • Inverts have been flipped, i.e., showing the invert-in lower than the invert-out at manholes.
  • Percent of grade (pipe slope) does not correspond with the given invert elevations.
  • Missing north arrows.
  • Not giving closure on an existing sanitary sewer line where a doghouse manhole has been constructed, i.e., distance, invert elevations, and percent of grade from the new doghouse manhole to the closest existing manhole.
