Proposed Zoning Ordinance Amendment to Implement the Tysons Plan


Tysons Zoning Ordinance Amendment 

Staff from the Ordinance Administration Branch of the Department of Planning and Zoning held a meeting to discuss the proposed Zoning Ordinance Amendment for Tysons on February 18, 2010 from 7-9 pm  at the Government Center in Conference Rooms 2/3. Interested citizens, property owners and development representatives were encouraged to attend. The Power Point presentation from that meeting is posted below.

 

Background

As outlined in the Implementation chapter of the January 15, 2010 draft Tysons Comprehensive Plan, regulatory tools are needed to implement the proposed planned mix of uses, intensities, and urban design objectives necessary to transform Tysons into an urban, mixed use, transit and pedestrian oriented community.  The Zoning Ordinance is the primary tool for such implementation.

Staff is currently working on drafting an amendment to the Zoning Ordinance that would create a new planned development zoning district specifically for Tysons.  The framework of such a zoning district was presented to the Planning Commission’s Tysons Committee on November 12, 2009.

On January 12, 2010, the Board of Supervisors directed staff to draft a timeline for adoption of an amendment to the Zoning Ordinance concurrent with the adoption of the Comprehensive Plan Amendment for Tysons so that the County is immediately prepared to receive and process development proposals under the newly adopted Plan.

Meeting Schedule

The following schedule of meetings and public hearings for adoption of an amendment to the Zoning Ordinance to create a new zoning district for Tysons has been presented to the Board of Supervisors and the Planning Commission: 

  • Thursday, February 18, 2010, 7-9 pm, Government Center, Conference Rooms 2/3 – Staff to discuss draft Zoning Ordinance text
  • Wednesday, February 24, 2010, 5:30 -7 pm, Government Center, Conference Rooms 4/5 – Staff presentation on draft zoning ordinance text to the Planning Commission Tysons Committee
     
  • Tuesday, March 23, 2010, Board Authorization to advertise Tysons Zoning Ordinance Amendment
     
  • Wednesday, March 24, 2010, 8:15 pm, Government Center , Board Auditorium, Planning Commission Workshop on advertised proposed Zoning Ordinance Amendment (in conjunction with Tysons Plan Amendment)
  • Wednesday, April 21, 2010, 8:15 pm, Government Center , Board Auditorium, Planning Commission Public Hearing on proposed Zoning Ordinance Amendment (in conjunction with Tysons Plan Amendment

  • Wednesday, May 12, 2010, 8:15 pm, Government Center , Board Auditorium, Planning Commission mark-up

  • Tuesday, May 25, 2010 (tentative), Board of Supervisors Public Hearing (time to be determined) on proposed Zoning Ordinance Amendment (in conjunction with Tysons Plan Amendment)
