During the past several decades, new concepts in residential
housing have been developed in many areas of the country,
including Fairfax County. One of these concepts is that
of residential developments in which the open spaces,
parking and private streets, recreational and other
facilities are owned and maintained by a mandatory-membership
association of the owners. These developments are generally
organized in three basic forms: Property owners' (or
homeowners) associations; condominium unit owners'
associations; and real estate cooperatives. All three
forms exist in Fairfax County and are collectively referred
to as "community
associations."
