STAFF REPORT ADDENDUM II PCA 92-P-001-08 and RZFDP 2010-PR-021

The applicant proposes to redevelop the Capital One campus, consisting of an existing office and conference center use and free standing parking garage, to permit the development of a mixed-use development consisting of office, hotel, retail and residential uses. A total of 14 buildings (including two to remain) are proposed. Please see the statement of justification for additional information.

The Final Development Plan (FDP) consists of a 12.77 acre portion of the existing Capital One property in Tysons Corner and represents the first phase of the development program fully described by the currently rezoning request, RZ 2010-PR-021. The FDP includes the existing 14-story, 479,500 square foot (SF) office building and its parking structure. The office building is proposed to remain throughout all phases of development, while the parking structure is proposed to ultimately be replaced with a high-rise office building. The FDP also includes two new buildings, including a 511,112 SF office building and a residential building containing approximately 67 housing units. The buildings would make up a block of the overall proposed mixed use development and will have both underground and above grade parking
