RZ 2011-HM-012 and RZ 2011-HM-013 CARS-DBI, LLC Request: To rezone land from Regional Retail (C-7), Highway Corridor Overlay (HC), and Sign Control Overlay (SC) Districts to the Planned Tysons Corner (PTC), HC, and SC Districts. The applicant, CARS (Rosenthal Dealerships) proposes to redevelop 19.58 acres currently developed with multiple car dealerships to a mixed-use community consisting of offices, retail uses, a hotel, multi-family residences, and open space. The proposal consists of two concurrent rezoning applications covering subject properties that are segregated into two areas, west and east bays, that are in close proximity, but separated by intervening parcels. Several options are presented, with a building total ranging from 11 to 12 structures and with uses and intensities as detailed below.
