The applicant proposes to redevelop six parcels currently developed with office buildings into a transit-oriented, mixed-use development. The property for the Rezoning/Conceptual Development Plan (CDP) consists of Tax Map Parcels 29-4 ((7)) 1, 2, 3, 5A, 9, and 10, which are located on the south side of Westpark Drive in the vicinity of Westbranch Drive. The property is primarily located between 1/4 and 1/2 mile from the Tysons Central 123 Metro station. The proposed development includes a mix of office, hotel, residential, and retail uses, spread among eight buildings. The total proposal includes 2,575,685 square feet of development, as further detailed below.

The applicant has filed a Final Development Plan (FDP 2011-PR-023) concurrently with the pending CDP. The FDP consists of a 5.47 acre site located on the south side of Westpark Drive between Westbranch Drive and the Avalon Crescent residential community and designated as Block A on the CDP (Tax Map 29-4 ((7)) 10). The FDP includes up to 744,800 square feet of high-rise and mid-rise multi-family residential use and ancillary retail use with approximately 694 dwelling units.

The Association for Manufacturing Technology has filed a Final Development Plan (FDP 2011-PR-023-02) concurrently with the pending CDP. This FDP consists of a 1.84 acre site located on the south side of Westpark Drive adjacent east of its intersection with Jones Branch Drive. This site is designated as Block F on the CDP (Tax Map 29-4 ((7)) 5A). The FDP includes up to 200,000 square feet of office and ancillary retail uses.

The applicant has filed a Final Development Plan (FDP 2011-PR-023-03) concurrently with the pending CDP. This FDP consists of a 3.14 acre site located on the south side of Westpark Drive adjacent east of its intersection with Jones Branch Drive. This site is designated as Block E on the CDP (Tax Map 29-4 ((7)) 1 and 2 (portion)). The FDP includes up to 516,800 square feet of high rise residential use and ancillary retail use with approximately 480 dwelling units. The proposal also features an extension of Jones Branch Drive and an approximately 0.64 acre urban park.
