RZ 2011-PR-017 (MR Commons, LLC)
Request: To rezone land from Residential 20
dwelling units/acre (R-20) and Highway Corridor Overlay (HC) Districts to
the Planned Tysons Corner (PTC) and HC Districts.
The applicant, MR Commons LLC, proposes to redevelop 20.96 acres that are currently developed with 12 low-rise garden apartment buildings containing a total of 331 rental units. The existing apartment complex is known as The Commons.
The applicant proposes multifamily residential along with
neighborhood-serving, ground-floor retail. The proposal would involve
construction of seven new high-rise residential buildings, two large
public parks, and two public plazas. The Conceptual Development Plan
consists of two options that differ in building types for Building 4 and
7 and a portion of Building 5; steel and concrete versus
stick-built.
