RZ 2011-PR-017 (MR Commons, LLC)
Request: To rezone land from Residential 20 dwelling units/acre
(R-20) and Highway Corridor Overlay (HC) Districts to the Planned Tysons
Corner (PTC) and HC Districts.
The applicant, MR Commons LLC, proposes to redevelop 20.96 acres that are currently developed with 12 low-rise garden apartment buildings containing a total of 331 rental units. The existing apartment development is known as The Commons.
The applicant proposed two options for the Commons, both involving only
residential development. Option 1 proposed full redevelopment of
the property with construction of seven new high-rise residential
buildings and two large public parks. Option 2 also proposes
construction of seven new high-rise residential buildings, but preserves
an existing 55-unit building and related surface parking. The
preserved building would occupy a portion of one of the large parks
proposed under Option 1.
