RZ 2011-HM-032 Tysons West Residential, L.L.C. and JBG/Hotel, L.L.C.

Request to rezone to the PTC District; CDP

The application proposes to redevelop an area currently characterized by a mix of former car dealerships and the existing Sheraton Premier hotel and conference center. The hotel and conference center will be retained and renovated while adding retail and residential development to create a mixed-use neighborhood with an urban form. The new development proposes a total of 5 structures, which includes the existing Sheraton Hotel and re-use of an existing parking garage.

Total Site Area: 16.02 acres

Proposed Uses: Office 378,768 sf (23%); retail 270,373 sf (16%), residential 626,000 sf (38%) and hotel 388,000 sf (25%) Total: 1,663,141 sf (2.38 FAR)
