Rezoning request to rezone from C-3 to the PTC District to redevelop the existing office properties from low-density commercial development to higher-density development. The property consists of Tax Map parcels 29-4 ((5)) 9, 9A and 10A, which are north of the future Tysons East Metro station along Route 123.
The approximately 9.4 acre site is proposed to be developed with two possible options. The first option consists almost entirely of office development with approximately 1,279,000 square feet of office development in two buildings proposed for a government agency tenant. A small amount of retail could be included secondary to the office use.
The second option consists of a mixed-use development, with approximately 1,809,480 square feet of commercial, residential and retail uses in five multi-story buildings.
