Dranesville District Land Use Cases

 

The zoning and land development process in Fairfax County involves comprehensive reviews by numerous county and non-county agencies. The list below includes all pending land use applications in the Dranesville District that require Board of Supervisor approval. The consideration of a Rezoning or Special Exception application includes an analysis by County staff and public hearings before the Fairfax County Planning Commission and the Board of Supervisors. All applications are reviewed for conformance with the County’s Zoning Ordinance and Comprehensive Plan.

 

Special Use Permit applications are decided by the Board of Zoning Appeals (BZA), which consists of seven members appointed by the Circuit Court. The Board of Supervisors does not have a role in appointing the BZA members or in deciding applications considered by the BZA. For more information about the BZA click here.

Plan Amendment 2017-II-M1

McLean CBC, Subarea 12, 6707 Old Dominion Drive, McLean

 

On February 20, the Board of Supervisors adopted a Plan Amendment for 6707 Old Dominion Drive. The amendment creates a new subarea (subarea 12a) within the McLean Community Business Center and designates the subarea as a Redevelopment Area. This reclassification sets higher expectations of a rezoning application including substantial pedestrian improvements, a reduction in the amount of surface parking, substantial landscape treatments, and streetscape enhancements. The amendment also allows residential uses, as part of an option for mixed-use development at an intensity up to 2.0 FAR. See associated Benchmark Associates rezoning application below.

Applicant requests a rezoning from the C-8 Zoning District to the Planned Residential Mixed-Use (PRM) Zoning District to add a multi-family residential building to the site. The 44-unit building would occupy the area of the property that is currently a surface parking lot. The existing office/retail building on the site would remain. A Traffic Demand Management plan is proposed to address interim and post development parking needs and other transportation issues such as circulation, bicycle/pedestrian safety, and turning movements will be evaluated as part of the review process.

Applicant requests a rezoning to the Planned Residential Mixed-Use (PRM) zoning district to permit development of a mixed-use project consisting primarily of multi-family, townhouse units, and neighborhood serving retail on approximately 43 acres.

Application to rezone 39.43 acre parcel from the I-5 and R-1 district to the Planned Residential Mixed-Use (PRM) district, to permit a maximum of 1,013 residential units, between 80,000 and 130,000 square feet of medical care or independent living, and a mixed-used development consisting of multi-family, hotel, retail, and office up to 310,000 square feet.
