Lincolnia Planning District Study - Phase III Submissions

Submitted recommendations will be considered by the task force as part of Phase III. At present, area-wide or site-specific nominations are being considered for all areas within the Lincolnia Planning District, excluding the Lincolnia CBC. Nominations for the Lincolnia CBC were captured during a previous submission process.

The submission process has closed as of Friday Aug. 24, 2018. Submitted nominations can be reviewed below.

Current Plan: Baseline -  planned, zoned, and developed as retail use at 0.40 FAR., excluding cellar space; As an option, the two acres of this parcel’s southeast corner nearest the intersection of Route 236 and I-395 is planned for a mix of uses including either a) assisted living with ground floor retail or b) hotel use with ground floor retail at up to 3.0 FAR.
Proposal: Nominator proposes a pedestrian-oriented, mixed-use development; intensity and types of uses to be shaped in conjunction with the Lincolnia Task Force and community.
