Fairfax County has adopted three different Zoning Ordinance with the first Zoning Ordinance adopted in 1941, the second adopted in 1959, and the current Zoning Ordinance adopted in 1978. With the adoption of each Zoning Ordinance by the Board of Supervisors, the previous Zoning Ordinance was superseded with the new Ordinance and new zoning districts were created. As such, the entire County was rezoned with the adoption of each new Zoning Ordinance. Each Zoning Ordinance had multiple amendments and reprints between the year of adoption and the next adopted Zoning Ordinance. Copies of the base Ordinances as originally adopted and some of the reprints are contained below. 1941 ZONING ORDINANCE
The first Zoning Ordinance was adopted on February 5, 1941, with an effective date of March 1, 1941.
1954 Reprint - This reprint contains the building code, electricity, gas, sewerage facilities, subdivisions and zoning provisions and was enacted as a single ordinance.
1959 Zoning Ordinance
The second Zoning Ordinance was adopted on July 22, 1959, with an effective date of September 1, 1959.
Current Zoning Ordinance
The current Zoning Ordinance was adopted on June 12, 1978, with an effective date of August 14, 1978.
