Zoning Compliance letters are letters by the Zoning Administrator or agent which provides the applicable zoning of a lot, to include: any approved proffered conditions, development conditions or other zoning approvals; whether any existing development on a lot is in accordance with the Zoning Ordinance; and/or whether there are any pending zoning applications or zoning violations on a lot. For purposes of this Ordinance, a request for a determination under Sect. 2-405 or for a Residential or Non-Residential Use Permit shall not be deemed a zoning compliance letter.
The Ordinance Administration Branch of the Zoning Administration Division is responsible for issuing Zoning Compliance letters which confirm the property’s zoning, and any regulatory conditions which are part of the zoning history of the site. Zoning Compliance Letter requests must include the property address and the associated fee ($320 per lot for Commercial and Multi-family, $115 per lot for Single family). Online payment option is available. If online payment is used, a copy of the online payment receipt must be provided at the time of submission. Payment may also be made by check made payable to Fairfax County. All compliance letter requests submitted by email require online payment.
Zoning Compliance letters are typically processed within thirty days of receipt. Please ensure that you include accurate contact information in your request, including the address to which you want the response mailed and a phone number for a contact person who can provide additional information, as needed.
