Fairfax County is moving towards paperless zoning application and review. As part of the Strategic Plan for Economic Success, Fairfax County is improving the speed, consistency and predictability of the land development process.
The implementation of ePlans for plan review in the Department of Planning and Zoning is an initiative in the Strategic Plan for Economic Success. ePlans is being implemented in consultation with County staff, the development community, and with industry best practices nationwide in mind. Today, the ePlans system may be used for digitally submitting rezoning applications over the Internet. Additionally, the following related application types are also accepted via ePlans: RZ, PCA, FDP, CDPA, FDPA, DPA, CP, CPA, PRC, PRCA, CSP, CSPA.
One clear benefit for the applicant is a decreased requirement from 23 printed copies of application material to just five. A Zoning Ordinance amendment to fully adopt the ePlans paperless-submission process is expected in the near future. For County staff, there is a substantial decrease in the labor necessary to distribute vast amounts of applications material manually, along with time savings from parallel reviews occurring simultaneously by various departments for a rezoning application.
