Gum Springs Glen, located in the historic Gum Springs area of Fairfax County, offers an exciting concept in affordable retirement living to seniors with moderate incomes. Designed for the active lifestyles of residents, each building features attractively appointed and spacious common areas for entertaining and socializing. Gum Springs Glen with two residential buildings will provide 56 one-bedroom apartments and 4 two-bedroom apartments.

* Of Gum Springs Glen's 56 one-bedroom units, up to six of them (based on availability) may be offered to qualified residents of the neighboring Gum Springs community. Minimum Income for these units is $12,500 and the maximum income is based on 30% MSA: 1 Person = $22,600 and 2 Persons = $25,800. In addition, up to six units may be subsidized by a private nonprofit to assist very low income seniors.

Priority System

  • Special Priority: Six units reserved for persons who live in Gum Springs
  • First Priority: Persons who live and/or work in Fairfax County
  • Second Priority: Persons who have immediate family residing in Fairfax County
  • Third Priority: Other applicants who do not meet the above criteria

Resident Selection Criteria

Gum Springs Glen is operated under a special tax credit program which requires residents to meet the following criteria:

  • 62 years or older at time of application
  • Income between the minimum and maximum requirements*
  • Resident must be able to cover their rent X 12 months on their own and support can be used to make the difference between this amount and the income limit above if needed

*Persons with Housing Choice Vouchers will be considered. Qualifying income may also include regular contributions from family or other sources.
