Beverly & Elm Development LLC is proposing the rezoning of a .56 acre parcel at the intersection of Beverly Road and Elm Street in downtown McLean. The applicant proposes to replace two existing buildings with a multi-family building and ground floor retail.
The proposed seven story multi-family building is located in the Center Zone of the McLean Community Business Center, where the most dense development is envisioned in downtown. Development in the Center Zone is recommended to provide a high-quality pedestrian-oriented environment with continuous sidewalks and streetscapes, buildings located close to the sidewalk, and active ground floor uses. The proposed development includes up to fifty-six dwelling units and approximately 2,100 square feet of ground floor retail.
The Elm Street frontage would be activated by ground floor retail and street trees will be planted along the property’s Elm Street and Beverly Road frontages. The applicant has proffered to provide a six-foot wide landscaping zone, eight-foot sidewalk, and four foot building zone, as called for in the McLean Design Guidelines. The proposed retail space includes an area for outdoor dining and a public space element has been included to activate Beverly Road and Elm Street intersection. Vehicular access for both parking and loading activities will be consolidated into one curb cut on Beverly Road and all parking is proposed to be within the building in a two-level garage.
