A recent edition of the “County Conversation” podcast featured Matthew Hansen, division director of the Site Development and Inspections Division in Land Development Services. Hansen detailed the pivotal role they play in regulating site development and ensuring compliance with environmental regulations.
“We are looking after the health of our streams, the safety of our residents with respect to floodplain, and ensuring we don't build houses where they shouldn't be, like floodplains,” Hansen noted. “We are focused on not flooding things downstream and preventing sediment pollution in our waterways.”
PROTECTING OUR ENVIRONMENT: EROSION AND SEDIMENT CONTROL
Hansen highlighted the importance of erosion and sediment control. "Erosion and sediment control is vital to prevent sediments from polluting our waterways." The division's inspections focus on the maintenance and compliance of erosion sediment control pollution prevention plans. By enforcing these measures, the county aims to safeguard the health of streams and prevent sediment pollution during construction.
WATER QUANTITY AND QUALITY: STORMWATER MANAGEMENT PLANS
Another important aspect of site development is stormwater management. Hansen emphasized the significance of managing not only the volume of runoff but also the water quality. To address these concerns, the division conducts thorough reviews of stormwater management plans with a goal to prevent an increase in water flow that could flood downstream properties or overwhelm local infrastructure.
INFILL LOT DEVELOPMENT: TRANSFORMING NEIGHBORHOODS, ENSURING COMPLIANCE
Hansen shed light on the growing trend of infill lot residential development. He explained, "Infill development refers to the tearing down and rebuilding of older housing in certain parts of the county." The division recognizes the transformative impact of this on neighborhoods and diligently enforces water management and tree conservation codes during the redevelopment process. This ensures that changes align with the county's vision for safe and sustainable growth.
SUPPORTING HOMEOWNERS: ACCESSIBLE RESOURCES AND INFORMATION
There are numerous resources available for residents and professionals on the Land Development Services webpage. Homeowners can find guidance for plan preparers, access a permit library and explore specific requirements for their projects. Additionally, the division is developing content for each permit type to provide homeowners with the necessary knowledge and support. Hansen also promoted the Land Service's online Permit Library.
SITE DEVELOPMENT AND INSPECTIONS DIVISION
The Site Development and Inspections Division's staff of plan reviewers and inspectors ensure development of residential and commercial projects meet applicable county, state and federal regulations. They ensure sites are developed in concert with their approved site-related plan and conform to county codes and standards, including the Public Facilities Manual.
