The Lincolnia Planning District Study 

A community task force is reviewing and updating the long-range vision for how we'd like the Lincolnia area to look and function and we welcome your input. The community vision will serve as a guide in evaluating development proposals in the area. Community participation is crucial to this conversation and is welcome.

The task force meeting schedule for Nov. 14th has been cancelled. Please stay tuned to the website or the study list serve announcements for more information. Next Meeting Date: Mason District Land Use Committee - Tuesday Nov. 28th at 7:30 pm, Mason District Government Center.

All subsequent meeting dates over the next few months are tentative and will be scheduled as needed.

Planning Commission:  Wednesday, January 24, 2018 at 7:30 P.M.
Board of Supervisors:  March 6, 2017 at 4:00 P.M.


The Lincolnia Planning District Study (Plan Amendment 2013-I-L1) is a two phase study with the first phase consisting of an editorial update to Comprehensive Plan guidance for the Lincolnia Planning District. This phase has concluded (see below). The second phase is ongoing (see below) and a community task force  will review substantive changes to Comprehensive Plan guidance for the Lincolnia Planning District. Phase Two: This part of the Lincolnia Planning District Study is ongoing and a community task force recommends designating a portion of the Lincolnia area as a Community Business Center (CBC) within the Fairfax County Comprehensive Plan. Staff and the Planning Commission will also provide recommendations to the Board of Supervisors who will decide this issue.  Based on the outcome of that consideration, the task force will then consider associated planning guidance, particularly land use and development intensity recommendations. In addition, the study will review and update planning guidance for the entire Lincolnia Planning District. The study will offer numerous opportunities for public input.

Phase One: Staff began work on Phase one in May of 2014, and concluded on October 20, 2015 with its adoption. The staff report for Phase One is available, as are additional materials via the icons linked at the top of this page. Phase One had two major objectives:

  1. Evaluate the adopted Comprehensive Plan recommendations in order to verify that factual information was current. These updates were editorial in nature; therefore changes to planned land use and intensity, transportation, parks and recreation facilities, and /or public facilities were not evaluated. Updates primarily involved correcting factual information and reflecting existing development where appropriate.

  2. Consider whether the Plan guidance for portions of the L3 Bren Mar Park Community Planning Sector and the Beltway South Industrial Area should be consolidated with the other recommendations for the Beltway South Industrial Area, in the Annandale Planning District.
