Updates to the Affordable Dwelling Unit (ADU) Program Schedule of ADU Prototypes Cost Allowances and ADU Minimum Specifications

In accordance with Section 2-809 and 2-810 of the Fairfax County Zoning Ordinance, the Fairfax County Department of Housing and Community Development (HCD) is requesting public comments on the update to the Schedule of Affordable Dwelling Unit (ADU) Prototypes and Cost Allowances and ADU Minimum Specifications which are used to determine the ADU sales price. Based on a review of the current market conditions and any public comments received, recommendations will be presented to the Fairfax County Redevelopment and Housing Authority (FCRHA) and ADU Advisory Board to update the Schedule of ADU Prototypes and Cost Allowances and ADU Minimum Specifications. The ADU Program is mandatory under the Zoning Ordinance and requires certain new residential developments provide a percentage of the units as affordable. The for-sale component of the ADU Program provides affordable homeownership opportunities at below market sales prices for low and moderate income households.

The proposed updates are available at: Schedule of ADU Prototypes and Cost Allowances and ADU Minimum Specifications. Please send comments for consideration to ahamud@fairfaxcounty.gov or by writing to the attention of Abdi Hamud, Affordable and Workforce Housing Program Administrator, Fairfax County Department of Housing and Community Development, 3700 Pender Drive, Suite 300, Fairfax, Virginia 22030. The deadline for receipt of written comments is 4:00 p.m. on Tuesday, July 31, 2018. If you have any questions, please call 703-246-6626, TTY 711.
