Board Matter May 5, 2026
Background: Pulte Home Company, LLC (the “Applicant”) has filed a rezoning and final development plan identified as RZ and FDP-2022-HM-00003 on three parcels of land identified on the Fairfax County Tax Map as 18-3 ((6)) 7A, 7B, and 7C, to permit residential development at an overall floor area ratio of 1.39.
The proposed rezoning would replace three office buildings and surface parking with stacked townhomes, three multifamily buildings, urban parks, and a range of transportation and frontage improvements along Sunset Hills Road, Reston Station Boulevard, and Easterly Road. The proposal represents an opportunity to expand housing supply within the Wiehle-Reston East Transit Station Area.
The rezoning application is currently scheduled for a Planning Commission public hearing on May 13, 2026. The Applicant has worked collaboratively with County staff, the community, and my office over the past seven years, including through the SSPA process, to enable residential use on the property and to refine the development plan. To ensure a public hearing before the Board of Supervisors by the end of June 2026, the Applicant has requested expedited processing to establish a public hearing date for the application.
Motion: Therefore, Mr. Chairman, I move that the Board of Supervisors direct County staff to expedite the scheduling of the Board of Supervisor’s public hearing for RZ/FDP-2022-HM-00003 to a date certain of June 23, 2026.
This motion should not be construed as a favorable recommendation by the Board of Supervisors on the proposed applications and does not relieve the Applicant from compliance with the provisions of all applicable ordinances, regulations or adopted standards.
