Oct. 28, 2025 Board Matter: Motion for Concurrent Processing PCA-2018-HM-020 & FDPA-2018-HM-020-003 & FDPA-2018-HM-020-002 Isaac Newton Square Blocks W2, N1, & N3

Background:

Tri Pointe Homes DC Metro, Inc is currently processing a series of applications identified as PCA-2018-HM-020, FDPA-2018-HM-020-003, and FDPA-2018-HM-020-002. Collectively, the applications propose 143 residential units comprising both traditional and back-to-back townhomes on approximately 8.94 acres located in the northern portion of the Isaac Newton Square office park, specifically, Blocks W2, N1, and N3 of Isaac Newton Square on property identified as portions of Fairfax County Tax Map parcels 17-4 ((5)) 3W2, 3N1, and 7N2 (pt.).

This proposal represents a significant opportunity to complete the northern phase of the long-planned Isaac Newton Square project. Tri Pointe Homes is anxious to pursue construction as soon as possible on the project and, accordingly, seeks concurrent processing of all pending applications.

Motion:

Therefore at the request of Tri Pointe Homes, Mr. Chairman, I move that the Board of Supervisors direct Land Development Services to accept a site plan, and any other site records as may be necessary, for concurrent and simultaneous processing with pending applications PCA-2018-HM-020, FDPA-2018-HM-020-003, and FDPA-2018-HM-020-002.  This motion should not be construed as a favorable recommendation by the Board on the proposed applications and does not relieve Tri Pointe Homes from compliance with the provisions of applicable ordinances, regulations, or adopted standards in any way.
