Jan. 14 Board Matter: Silverstone Reston Site Plan Processing

Background:

Mr. Chairman, Silverstone Reston Owner, LLC (“Applicant”) is the owner of approximately 22.49 acres west of Leesburg Pike and identified in the Fairfax County tax assessment records as Tax Map Parcel 12-3 ((1)) 004 (the “Subject Property”). The Subject Property is zoned to the R-l District and was previously improved with a single-family dwelling that has since been removed. On February 2, 2016, the Fairfax County Board of Supervisors (the “Board”) approved SE 2015-HM-013, permitting a medical care facility on the Subject Property in conformance with 29 development conditions. The approved medical care facility has not been constructed.

The Applicant purchased the Subject Property several years ago, and is processing a rezoning from the R-l District to the Planned Continuing Care Facility (PCC) District to permit independent living units in addition to the approved medical care facility. This proposal will establish a full continuum of senior residential housing and will feature a range of indoor and outdoor recreational facilities and amenities. A single building continues to be proposed with minor site and building modifications.

On December 11, 2024, the Planning Commission recommended approval of the rezoning application and approved FDP 2024-HM-00009. The Applicant is eager to begin the permitting process and has requested consideration of concurrent and simultaneous processing.

Motion:

Therefore, I move that the Board direct staff to authorize concurrent and simultaneous processing of a site plan in conjunction with RZ 2024-HM-00009.

This motion should not be construed as a favorable recommendation by the Board on the proposed application and does not relieve the Applicant from compliance with the provisions of any applicable ordinances, regulations, or adopted standards.
