
More than 357,000 updated 2025 real estate assessment notices are being mailed to all property owners. Based on equalization changes (market-driven value increases or decreases), countywide residential real estate assessments are up an average of 6.65%, with the average assessment for all homes at $794,235. In 2024, the countywide average home assessment was $744,526.
Throughout 2024, mortgage rates remained relatively high at just under 7%. The number of homes available for sale increased considerably, while the number of homes sold increased marginally. Despite this, home prices climbed significantly, with the rate of increase being higher than in 2023.

Average Assessment Values
Of the total number of residential properties, 91.51% increased in value due to equalization (market-driven increases or decreases). Only 2.48% saw a decrease in value, and assessments are unchanged for the remaining 6.01%.
The breakdown of average home assessments is shown below. Please note that averages are not necessarily indicative of individual properties or neighborhoods.
- Single-family detached homes – $965,437, up 6.38%
- Townhouse/duplex properties – $588,391, up 6.53%
- Condominiums – $374,961, up 5.84%
For commercial properties overall, values increased only modestly (up 0.91% on average) compared to last year. However, the office market has continued to struggle due to high vacancies and challenges meeting debt obligations. Office values are down significantly from tax year 2024. Retail, multi-family, and industrial properties all experienced modest increases in value. As a result, office values are down significantly from 2024. Other non-residential properties only have modest changes in value.
Overall, of the 349,287 taxable parcels in Fairfax County:
- 313,878 have an assessment change.
- 24,425 have no assessment change.
