Applications for rezoning in Tysons should meet the objectives of the Plan, including the provision of housing for various income levels. For information about proffered ADU/WDU commitments in Tysons see the Housing section of the Tysons Tracker.

The Plan encourages all Tysons projects with a residential component to provide a percentage of their units as Affordable and/or Workforce Dwelling Units (ADUs/WDUs). The appropriate percentage and range of area median income to be served depends on the building construction type and if the units are rental or for-sale as summarized below. For more details see the Plan’s affordable housing guidance for Tysons Urban Center (see Area Plan II, Tysons Urban Center, Land Use).

The Tysons Plan also recommends that new nonresidential development contribute $3.00 per square foot to a housing trust fund dedicated to providing affordable and workforce housing opportunities in Tysons. This policy is intended to address the demand for workforce housing that is created by employment growth in Tysons.

In addition to the Comprehensive Plan and Zoning Ordinance amendments, the County Board of Supervisors adopted policy guidelines for implementing the Plan’s workforce housing objectives: the WDU Administrative Policy Guidelines, which were amended in March 2025.
