More than 357,000 updated 2024 real estate assessment notices are being mailed to all property owners. Based on equalization changes (market-driven value increases or decreases), countywide residential real estate assessments are up an average of 2.86%, with the average assessment for all homes at $744,526. In 2023, the countywide average home assessment was $723,825.
Throughout 2023, mortgage rates remained relatively high, and in Fairfax County sales volume was down significantly from 2022. On average, home prices have continued to increase due to demand exceeding supply, but only moderately compared to the previous two years.

- Next, on the page with your property’s information, click “Values” on the left-hand side to see your present and past assessments. Or, compare the sale price of your property to others in the neighborhood by clicking on “Neighborhood Sales” on the right-hand side.
Average Assessment Values
Of the total number of residential properties, 73.03%.increased in value due to equalization (market-driven increases or decreases). Only 14.21% saw a decrease in value, and assessments are unchanged for the remaining 12.76%.
The breakdown of average home assessments is shown below. Please note that averages are not necessarily indicative of individual properties or neighborhoods.
- Single-family detached homes – $902,670, up 2.79%
- Townhouse/duplex properties – $551,511, up 2.99%
- Condominiums – $351,552, up 4.21%
For commercial properties overall, values increased only modestly (up 0.54% on average) compared to last year. However, the office market has continued to struggle due to rising vacancies and difficulties refinancing or meeting debt obligations during a period of higher interest rates. As a result, office values are down significantly from 2023. Other non-residential properties only have modest changes in value — except for hotels which are returning to occupancy and revenue levels from before pandemic.
Overall, of the 357,509 taxable parcels in Fairfax County:
- 309,972 have an assessment change.
- 47,537 have no assessment change.
