Gum Springs Glen II - Frequently Asked Questions

The overall building height and scale are intended to complement the existing buildings on the adjacent property at Gum Springs Glen I. The proposed building will be four stories – about 45 to 48 feet in height. The existing community buildings on the adjacent site are three stories – about 35 feet in height. The safety of residents is a paramount concern in any design project. There will be two stairwells in addition to facility elevators that will also provide egress from the building. We will research the incorporation of refuge areas for those with disabilities.

No. The target income for residents at Gum Springs Glen II will be 60% of the area median income or less as indicated by the U.S. Department of Housing and Urban Development. Based on 2021 income limits that would be approximately $61,920 per year or less for a two-person household.

Amenities have not yet been finalized and we are currently accepting suggestions from the community. Some suggestions already received include a fitness room and related amenities, a resource room for computer access, walking trails, outdoor seating, and others.  We are happy to consider all suggestions. Yes. The proposed site plan does include a trail/sidewalk feature which will meander through trees and open areas following the perimeter of the property.

There are a total of 75 parking spaces provided at the existing site.
