City of Fairfax Sutton Heights Affordable Dwelling Units

SPECIAL ANNOUNCEMENT
 

In June 2020, the City of Fairfax amended its Zoning Ordinance to include provisions for Affordable Dwelling Units (ADUs) and created Administrative Regulations Concerning the Sale and Rental of ADUs (Affordable Dwelling Units | City of Fairfax, VA (fairfaxva.gov)). The City of Fairfax entered into an agreement with the Fairfax County Redevelopment and Housing Authority (FCRHA) to administer the City of Fairfax’s ADU Program. The FCRHA will administer the for-sale ADUs through the Fairfax County First-Time Homebuyer Program (FTHB Program).

The City of Fairfax’s ADU Program requires the following eligibility requirements and priority points for individuals or households below. The eligibility requirements and priority points differ from the Fairfax County’s FTHB Program.

City of Fairfax Eligibility Requirements

  • Must be a First-Time Homebuyer (exceptions for displaced homemaker, single parent, seniors, and disabled persons)
  • Current Owners of Residential Property Disqualified (cannot currently own a home)
  • Minimum And Maximum Income Requirements (exceptions for senior households purchasing in age restricted communities, please note Sutton Heights is not an age restricted community)
  • *Lender Conditional Pre-Approval Letter (using the Fairfax County FTHB Program form)
  • *Virginia Housing Homebuyer Education

City of Fairfax Priority Point in Selection Process for an ADU

  • Live and/or work in the City of Fairfax:
    • Less than one year: 1 Point
    • Between 1 year and 5 years: 2 Points
    • More than 5 years: 3 Points
  • Households with a member having a disability: 3 Points
  • Households with a dependent child under 18: 3 Points
  • **The maximum number of priority points a household can have is 9 points.
  • **The priority points differ from the Fairfax County’s FTHB Program.


 

INSTRUCTIONS

Sutton Heights is a new for-sale project in the City of Fairfax, delivering up to five (5) for-sale ADUs. You must apply to this listing to enter the drawing for the ADUs in Sutton Heights. Please follow the instructions below.

Fairfax County FTHB Program Participants

If you are a Fairfax County FTHB Program Participant with a valid FTHB Passport, you will enter the drawing by using your certificate number shown on your FTHB Passport (number in the top middle of it that starts with T).

In addition, you must complete the Supplemental Application. To receive priority points, you must provide the supporting documents to confirm if you live and/or work in the City of Fairfax, if you have a household member with a disability, and if you have a dependent child under 18 before the listing closing date, May 8, 2023, by 5:00 PM. The supporting documents may include but are not limited to the following: driver’s license or identification, lease, utility bill, employer information, birth certificate, and Social Security Disability Insurance to confirm a person with a disability. Please do not provide any medical information stating the nature of the disability.

All Other Applicants – i.e., NOT a Current FTHB Participant

If you are not a Fairfax County FTHB Program Participant with a valid certificate number, you will enter the drawing using the following certificate number t99999999. Next, you must complete the following steps at www.fairfaxcounty.gov/housing/homeownership/firsttimehomebuyers. Please click on the “STEP 1: Attend the FTHB Program Orientation Session” box to start the required 5-step process before the listing closing date, May 8, 2023, by 5:00 PM.

In addition, you must complete the Supplemental Application.
