The Land Development Services Fast Track Building Plan Review Program provides an expedited review of construction-ready plans for non-complex residential and commercial projects. Plans are reviewed by dedicated county staff on a first-come, first-served basis.
To qualify for the Fast Track program, projects must be limited in scope and complexity and include non-complex trades. Staff may remove a project from the Fast Track Program if the work is determined to require a more comprehensive review.
Please note: The below information is provided for general guidance only. Project eligibility for the Fast Track program is determined based on the project scope, complexity, and code considerations. Applicants are strongly encouraged to contact staff prior to submission to confirm whether their proposed project qualifies for Fast Track review.
RESIDENTIAL FAST TRACK PROGRAM
Eligible residential projects include:
(Includes R-5 single-family and townhouses, and R-3 occupancies)
- One-story additions 500 square feet or less
- Decks
- Finished basements
- Retaining walls 4 feet or less in height
(Segmented walls and tiered retaining walls are not eligible) - Garages 500 square feet or less
- Sheds 500 square feet or less.
(Single-story sheds 256 square feet or less do not require a permit) - Minor interior alterations
- Swimming pools
- Solar panels
- Truss shop drawings

COMMERCIAL FAST TRACK PROGRAM
Eligible commercial projects include:
- Systems Furniture
- Tenant space demolitions
- Sales trailers
- Sales offices in model home garages
- Awnings with no posts
- Cell phone antenna replacement
- Business (B) and Mercantile (M) use alterations and tenant buildouts up to 12,000 square feet
- Minor alterations in other uses, at the discretion of the reviewer

Projects Not Eligible for Commercial Fast Track
Projects that include any of the following are not eligible for fast track review and will instead follow the standard review process:

- Change of use
- Structural work
- Additions or new buildings
- Façade modifications or changes to exterior finishes
- Select use groups:
- Assembly (A)
- Educational (E)
- Factory and Industrial (F)
- High Hazard (H)
- Institutional (I)
- Residential (R)
- Storage (S)
- Utility and Miscellaneous (U)
- Specialized uses:
- Commercial kitchens
- Nail salons
- Hookah lounges
- Critical care
- Paint booths
- Commercial solar
- Commercial pools
- Educational use
- Hazardous locations
