Project Background

This project is located in the Pimmit Run Watershed within the Kent Garden neighborhood. During recent major rainfall events, the existing concrete ditch, which conveys most of the stormwater runoff from the community, was over capacity and many homes adjacent to the conveyance system experienced structural flooding. Inadequate pipe capacity in Poole Lane caused several homes to flood. In addition to the inadequate capacity, the existing channel has reached its lifespan and is deteriorating.

Project Description

This neighborhood stormwater improvement project will evaluate the existing concrete channel that conveys the majority of flow in the neighborhood and will improve the capacity of the system thereby reducing localized flooding and addressing public safety concerns. Additionally, the project will also evaluate the closed pipe system within Poole Lane and improve the drainage system in the area.

The primary goals of the project are to:

  • Reduce localized flooding and erosion
  • Address public safety concerns
  • Improve stormwater drainage conditions and infrastructure
  • Improve water quality and protect the local stream
  • Use an innovative, sustainable and functional design
  • Partner with the community to develop sound, cost effective solutions that can be collaboratively implemented and maintained.

Project Location

The project is located in the Kent Garden neighborhood in the vicinity of Mulroy Street, Kirkley Avenue, and Poole Lane in McLean. The project drainage area consists of approximately 480 acres of land that drain to Pimmit Run at the lower end of Kirkley Avenue. The project area, which includes a concrete channel and closed pipe system, begins at the intersection of Kirby Road and Mulroy Street and ends at Kirkley Avenue and Somerville Drive.

Project Phase

The project is in the concept design phase.

The benefits of the project are:

  • Reduce structural, yard and road flooding and safely convey stormwater through the neighborhood
  • Address public safety concerns
  • Protect Pimmit Run, the local stream

Timeline

Easement acquisition will begin soon. The next phase of design will depend on the acquisition of all required easements.

What to expect

Over the next several months, the County will be reaching out to homeowners where easements are required in their property.

Project cost and funding source

Design and construction of the Kent Garden neighborhood Stormwater Project is estimated to cost approximately $11.3 million. Stormwater projects are funded through the county Stormwater Service District.
