What Qualifies as a Minor Revision?

  • Small impervious (i.e., prevents water from infiltrating into the soil) areas that do not alter grade from the originally approved grading plan, to include;
    • Covered and uncovered decks, sunrooms, small bump outs, window wells, chimneys and landing areas
    • Minor corrections required by building and/or zoning permit reviews to match Architectural plans (Examples include: stairs, front porch, and landing adjustments)
  • If the building height changed due to the roof line ONLY
  • Small changes to the approved Limits of Disturbance (LOD)
    • Changes to public water or sanitary connections
    • Violations for work outside the approved LOD
      • Does not include unpermitted work within the Right of Way (ROW) OR impacts/changes to the tree conservation plan
  • Adding a geothermal well
  • Changes in ownership
    • If the owner has changed from the previously approved plan, the conservation escrow and/or bond, must be updated and will be listed as an approval condition.
  • Updates to addresses where no other changes are occurring.  The revision will be reviewed by the Bonds & Addressing Center and will only be assessed the minor revision fee.

It is NOT a Minor Revision if the revised scope includes any of the following:

  • Changes to grade
    • Including the removal/elimination of previously approved accessory structures such as pools and sports courts.
    • Decks with changes to grade will NOT be considered a minor revision.
  • Changes to approved tree preservation plan or landscaping plan
  • House layout changes or shifts in house location
  • Building height changes due to grade changes
  • Changes or proposed impacts to previously approved stormwater management or BMP facilities
  • Changes to previously approved water quality options (e.g., nutrient credits or BMPs)
  • Additional impervious area which increases the total imperviousness proposed on the lot to more than 18%
  • Changes to private water or sewer systems

Submission Requirements

Below are the minimum submission requirements for a minor revision:

  • For MINOR PLAN TYPES (INF, MSP, CON, RGP): If submitting 4 or more sheets, a Coversheet with Digital Signature is required
  • For MAJOR PLAN TYPES (SD, PI, SP): Coversheet with digital signature is ALWAYS required
  • If applicable; Certificate of No Change to be provided on Coversheet
    • Must be included on every MAJOR plan revision.
    • Must be included on MINOR plan types with private water/sewer systems. If not provided, the plan cannot be considered a minor revision and will have to be distributed to Health department.
  • Revision Narrative
    • Must be specific and include all proposed changes
  • A revision block must be incorporated as part of the plan or profile sheet
  • Red-line changes
    • ONLY submit plan sheets with proposed changes. Submissions of plan sheets with no red-line changes will be sent back to the applicant for corrections prior to acceptance and review.

Process

Minor Revisions are processed in PLUS. Please submit your minor revision by selecting 'Make Changes' under your originally approved SITE record by following the steps outlined in the below tutorial video:

The review fee for a Minor Revision is $112.32 and must be paid at the time of submittal.

Depending on the plan type, either the Minimum Submission Review (MSR) team or the Site Application Center (SAC) team, will review the submission. Review includes topography, footprint, building restriction lines, building height calculations (when applicable) and verification that all improvements are within the previously approved limits of clearing, unless allowed to encroach into the minimum yard and lot regulations.

Revisions incorrectly submitted as MINOR that do not meet the above listed criteria will require fee adjustments. Outstanding balances must be paid PRIOR to Review Distribution (i.e., routing to review).
