Latitude in Land Use Cases for Affordable Older Adult Housing
Encourage construction of older adult housing in walkable communities near transit. Currently, the county's Independent Living Special Exception allows construction of independent living apartment projects in residential areas. This land use exception should be extended to include Transportation-Oriented Development areas.
Neighborhood-Based Older Adult Housing
Encourage the use of the Independent Living Special Exception for construction of multifamily older adult housing in neighborhoods. This will allow residents to downsize and remain in their neighborhoods near friends, familiar shopping and recreation. Neighborhood shopping centers, faith-based property, and public facilities should be explored as potential sites.
Home Sharing Initiative
Develop a How-to Guide for Home Sharing for Older Adults. Many older adults live in homes with extra bedrooms and want to remain there as long as possible. At the same time, many adults with limited income are looking for affordable rent. The guide will provide advice on how to safely share a home. Business models are being developed to facilitate and manage home sharing arrangements.
Universal Design (UD)
Encourage the public, realtors and the building industry to incorporate universal design features in new single family homes. UD allows people to age in place and reduces the need for community service and nursing facility placement. This initiative also encourages the Multiple Listing Services Database to include information about UD design features in homes for sale.
Accessibility Guide for Home Modifications
Develop a How-to Guide for Common Home Modifications including information on step-free entrances, widened doorways, and bathrooms with ample room to maneuver.
Help People Stay in their Homes with Technology
Establish a Technology Work Group (with nonprofit and university partners) to evaluate technology that helps older residents stay in their homes and establish a volunteer program that provides tech assistance to older adults.
Home Property Management Services
Encourage businesses and nonprofits to develop property management services for older adults living in single family homes. Senior property management services would help vet contractors, conduct periodic inspections, serve as a point of contact for volunteers and help keep the home in safe and sound condition.
