On April 11, 2023, the Fairfax County Board of Supervisors (“Board”) authorized Site-Specific Plan Amendment SSPA 2023-III-5UP for Tax Map Parcels 24-4 ((1)) 6E and 6F as a Tier 2 Priority. On November 19, 2024, the Board expanded the study area to also include Tax Map Parcels 24-4 ((1)) 6D3, 6D5, and 6D6, resulting in a total study area of approximately 26.88 acres located southwest of the intersection of McLearen Road and Centreville Road within the Dulles Suburban Center. This Plan amendment considers adding an option for residential use at a density up to 18 dwelling units per acre (du/ac) as an alternative to the existing and planned office uses.
The Plan amendment is being reviewed with two rezoning applications. Rezoning application RZ-2023-SU-00007 proposes to rezone Tax Map Parcels 24-4 ((1)) 6E and 6F, totaling approximately 10.08 acres, from the I-5 (General Industrial) District to the PDH-20 (Planned Development Housing, 20 du/ac) District. Rezoning application RZ-2025-SU-00024 proposes to rezone Tax Map Parcel 24-4 ((1)) 6D3, comprising approximately 5.45 acres, from the I-5 District to the PDH-20 District. Collectively, the two rezonings encompass approximately 15.53 acres and propose up to 281 dwelling units, resulting in an overall density of approximately 18 du/ac. The proposed residential development would replace existing office structures.
