On April 11, 2023 the Board of Supervisors (Board) authorized a Comprehensive Plan Amendment for the Reston Transit Station Area (TSA) Study (2023-III-6UP) as a Tier 3 item. On July 25, 2023, the Plan Amendments in the Reston TSA were reauthorized and moved to Tier 1 on the work program. On June 10, 2025 the Board re-authorized the Reston TSA Study to add five Plan Amendments, including the Plan Amendment for 11600 Sunrise Valley Drive (PA-2025-III-5UP), resulting in a total of fourteen Plan Amendments in the Reston TSAs.
11600 Sunrise Valley Drive is 9.92 acres and currently developed with a four-story 158,102 square foot office building constructed during the 1970s, and expanded during the 1990’s. The site is located on Sunrise Valley Drive, south of Dulles Toll Road, west of Association Drive, and east of Roland Clarke Place, and is generally within ½ mile from the Wiehle-Reston East Metrorail Station. The Comprehensive Plan recommendations for the subject area are located within the South Subdistrict of the Wiehle Station Transit Oriented Development (TOD) District which is within the Wiehle-Reston East TSA. The site is planned for Residential Mixed Use up to 1.5 FAR, with a ratio of 75% residential and 25% non-residential.
The Plan Amendment considers 100% residential uses with no change in FAR up to the existing 1.5.
