On April 11, 2023 the Fairfax County Board of Supervisors authorized the consideration of a Comprehensive Plan amendment for the Reston Transit Station Area (2023-III-6UP), which was initially classified as Tier 3 on the work program and included ten SSPA nominations in the Hunter Mill District, including the nomination for Samuel Morse Drive. On July 25, 2023 this Plan amendment was reauthorized and moved to Tier 1 on the work program.
The subject property for the Samuel Morse Drive Plan amendment (PA-2023-00047) is 5 acres and developed with three low-rise buildings consisting of approximately 48,000 square feet of office space located in Reston, south of Sunset Hills Road and north of Reston Station Boulevard. The adopted Plan for this area recommends office, industrial, and Institutional uses up to 0.5 floor area ratio (FAR). These recommendations are found in the Reston East Non-TOD District of the Wiehle-Reston East Transit Station Area (TSA) within the Reston section of the Comprehensive Plan. The Board requested that staff consider residential uses with a mix of single-family attached and multi-family residential units.
A rezoning application (RZ-2022-HM-00003) is being reviewed concurrently with this Plan amendment.
