On April 11, 2023 the Board of Supervisors (Board) authorized a Comprehensive Plan Amendment for the Reston Transit Station Area (TSA) Study (2023-III-6UP) as a Tier 3 item. On July 25, 2023, the Plan Amendments were re-authorized and moved to Tier 1 on the work program which included nine Plan Amendments located in Reston Transit Station Areas. On June 10, 2025 the Board re-authorized the Reston TSA Study to add five Plan Amendments resulting in a total of fourteen Plan Amendments in the Reston TSAs. The Board asked staff to consider new land use guidance related to the land use mix, intensity, and other proposed changes within the Reston TSAs.
The Reston East study area encompasses approximately 119 acres and roughly 35 parcels within the eastern part of the Wiehle-Reston East Transit Station Area (TSA). The study area is inclusive of the following five SSPAs as well as the parcels outside of nominations in the study boundary:
- Preston White Drive (SSPA 2023-III-17UP)
- Alexander Bell Drive (SSPA-2025-III-1UP)
- 10690 Parkridge Boulevard (SSPA-2025-III-2UP)
- 10800 Parkridge Boulevard (SSPA-2025-III-3UP)
- 10701 Parkridge Boulevard (SSPA-2025-III-4UP)
The study area is east of Campus Commons Drive, west of Hunter Mill Road, north of Sunrise Valley Drive, and south of the Dulles Toll Road. It is characterized by office buildings and surface parking with pockets of Resource Protection Area (RPA) and bisected by the W&OD trail. A concept plan for redevelopment was also submitted for Makers Point, an office park adjacent to Campus Commons Drive. The study will include a review of Comprehensive Plan guidance and, based on study findings, will identify new Plan priorities and guidance for redevelopment opportunities.
