On April 11, 2023, the Fairfax County Board of Supervisors authorized the consideration of a Comprehensive Plan amendment for the Reston Transit Station Area (2023-III-6UP), which was initially classified as Tier 3 on the work program and included ten SSPA nominations in the Hunter Mill District, including the nomination for Reston Corner. On July 25, 2023 this Plan amendment was reauthorized and moved to Tier 1 on the work program.
Reston Corner is a 14-acre office park consisting of four parcels located in Reston at the southwest corner of the intersection of Reston Parkway and Sunrise Valley Parkway. This property is planned for office use up to a .50 FAR; as an option, the area within a ½ mile of Reston Town Center station platform is recommended for residential up to 30 dwelling units per acre. In the Comprehensive Plan, these recommendations are found in the Town Center Central Sunrise Valley Non-TOD District of the Reston Town Center TSA. The Board requested staff consider an increase in intensity up to 1.5 FAR and an allowance for residential use across the balance of the property.
