On April 11, 2023 the Board of Supervisors (Board) authorized a Comprehensive Plan Amendment for the Reston Transit Station Area (TSA) Study (2023-III-6UP) as a Tier 3 item. On July 25, 2023, the Plan Amendments in the Reston TSA were reauthorized and moved to Tier 1 on the work program. On June 10, 2025 the Board re-authorized the Reston TSA Study to add five Plan Amendments, resulting in a total of fourteen Plan Amendments in the Reston TSAs.

The 9.1 acre subject site is located is located on Preston White Drive, north of Sunrise Valley Drive and south of the Dulles Toll Road, in the Branches Office Park. It is developed with three low-rise office buildings constructed during the 1980’s (1893, 1895, and 1897 Preston White Drive). The parcels are partially encumbered by RPA. The nomination authorized by the Board proposes a mix of townhome and multifamily uses up to 30 dwelling units/acre or a 1.2 FAR.

This SSPA is part of the Reston East Study Area.
