On April 11, 2023 the Board of Supervisors (Board) authorized a Comprehensive Plan Amendment for the Reston Transit Station Area (TSA) Study (2023-III-6UP) as a Tier 3 item. On July 25, 2023, the Plan Amendments in the Reston TSA were reauthorized and moved to Tier 1 on the work program. On June 10, 2025 the Board re-authorized the Reston TSA Study to add five Plan Amendments, resulting in a total of fourteen Plan Amendments in the Reston TSAs.

The 7.64 acre subject site is located at the intersection of Sunrise Valley Drive and Hunter Mill Road. It is developed with a six-story office building constructed in 1988 with surface parking and stormwater management pond facilities. The northern portion of the subject parcels contains a Resource Protection Area (RPA). This nomination proposes to add an option for residential use, including options for repurposing the existing office building for multifamily uses or age restricted housing, developing a new multifamily residential building, developing townhouses, or a combination of these types of residential uses.

This SSPA is part of the Reston East Study Area.
