The adopted Comprehensive Plan (“Plan”) for the Centreville Area covers approximately 2,700 acres and includes land use recommendations for a broad mix of residential, commercial, mixed-use, and institutional uses within the Centreville Area and Suburban Center. Originally adopted in the mid-1980s following a special planning study, the current Plan text has guided development for several decades.
Strategically located at the crossroads of major regional transportation corridors, including Route 28, Route 29, and Interstate 66, and within the broader planning context of the extension of Metrorail service envisioned in the Comprehensive Plan, the Centreville area has evolved amid significant changes in demographics, transportation infrastructure, market conditions, and community priorities. While the area today reflects a diverse and established pattern of development, much of the adopted Plan guidance reflects an earlier era of suburban development. Accordingly, a comprehensive review of the Plan guidance for this area is warranted to ensure it remains responsive to current conditions and future opportunities.
On October 25, 2022, the Fairfax County Board of Supervisors (“Board”) authorized a comprehensive review of the Plan guidance for the Centreville Area and Suburban Center. In doing so, the Board noted that the existing Plan language had not been comprehensively reviewed in more than 25 years and directed staff to evaluate whether the adopted recommendations continue to reflect current conditions, community needs, and countywide priorities. The Board further emphasized that the study should advance inclusive community engagement goals and, based on study findings, identify new Plan priorities, potential opportunities for redevelopment, and potential changes to the Comprehensive Plan.
