On February 22, 2022, the Board of Supervisors authorized the consideration of a Comprehensive Plan amendment (PA) 2022-III-FC1 for the proposed Cornerstones development (Tax Map Parcels 46-3 ((1)) 8 and 9B) in the Sully Supervisor District.
The 1.12-acre subject property is located northwest of the interchange of Route 50 and West Ox Road and planned within Sub-unit C2 of the Comprehensive Plan’s Fairfax Center Area Suburban Center, which recommends Residential use at 2 dwelling units per acre (du/ac) at the baseline level, or low intensity office use up to .25 Floor Area Ratio (FAR) at the overlay level. The Board requested that staff consider affordable housing up to a density of 35 du/ac as an alternative use on the property. A noise impact study should be a key component in the review of the amendment. The Plan amendment should also be reviewed concurrently with a rezoning application, once such an application is submitted.
