On October 19, 2021, the Board of Supervisors adopted an amendment to the Comprehensive Plan adding an option for expansion of the existing self-storage use up to an intensity of 1.0 FAR on Parcels 56-2 ((1)) 37A and 39, subject to conditions. The adopted Plan recommendation for Parcel 56-2 ((24)) C was retained.
On January 28, 2020, the Board of Supervisors authorized the consideration of a Comprehensive Plan amendment for Fairfax Center, Sub-Unit J3 (pt.) (Tax Map Parcels 56-2 ((01)) 39, 37A and ((34)) C) in the Fairfax Center Area, Area III volume of the Comprehensive Plan, Braddock Supervisor District.
The adopted Plan for the subject property recommended office use up to 0.70 FAR at the Overlay Level with an option for office/mixed use up to 1.0 FAR. The Board requested that staff consider self-storage or alternative uses that would be compatible with the vision for Fairfax Center Suburban Center and the recent developments that surround the site for the subject property. Concurrent rezoning applications (RZ/FDP/CSP 2020-BR-003) were accepted to rezone Parcels 56-2 ((1)) 37A and 39 to the I-5 district and to develop a new multi-storage self-storage building. The rezoning proposed no changes to Parcel 56-2 ((24)) C.
