On April 11, 2023, the Board authorized the consideration of a Plan amendment for 3877 Fairfax Ridge Road, 11225 Waples Mill Road, (Tax Map Parcels 46-4 ((1)) 15B; 56-2 ((1)) 15C and 15D) in the Springfield Supervisor District. The subject site is 6.2 acres and currently developed with an office building totaling 218,000 square feet and an associated parking structure. The site is located at the intersection of Fairfax Ridge Road and Waples Mill Road and surrounded by multifamily residential uses, including the 420-unit Fairfax Ridge Condominium community to the north and west, and the 150-unit Radiant at Fairfax Ridge rental community to the south.

The proposed amendment considers an option for residential mixed use on the site for up to 400 multi-family dwelling units at 1.5 FAR and 70 feet in height, as well as 2,500 square foot of ground floor retail. Prior discussions with the nominator and staff have resulted in changes to the concept since the original SSPA nomination, including increases in the urban park spaces, the removal of the existing garage to enable full site redevelopment, the introduction of retail use, and changes to the placement and orientation of the new garage.
