On April 11, 2023 the Board of Supervisors (Board) authorized a Comprehensive Plan Amendment for the Reston Transit Station Area (TSA) Study (2023-III-6UP) as a Tier 3 item. On July 25, 2023, the Plan Amendments were re-authorized and moved to Tier 1 on the work program which included nine Plan Amendments located in Reston Transit Station Areas. On June 10, 2025 the Board re-authorized the Reston TSA Study to add five Plan Amendments resulting in a total of fourteen Plan Amendments in the Reston TSAs. The Board asked staff to consider new land use guidance related to the land use mix, intensity, and other proposed changes within the Reston TSAs.
The West of Wiehle study area encompasses approximately 58 acres and roughly 23 parcels generally within ½ mile of the Wiehle Reston East Metrorail Station (TSA). The area is currently planned for a mix of residential and commercial uses at a development intensity ranging from 1.5 to 2.5 FAR. The study examines future land use, development intensity, and transportation needs within the western part of the Wiehle-Reston East TSA.
