Lorton Core Study - Existing Conditions

Lorton has evolved from much of its industrial and institutional past into a diverse community with many distinctive assets including the historic Workhouse Arts Center, extensive parkland at the county’s Laurel Hill Park, NOVA Park’s Occoquan Regional Park and Pohick Regional Park, access to the Occoquan River, and the regional and national access provided by the Amtrak and VRE stations. These existing cultural, natural, recreational and transportation assets, combined with recent developments, such as the mixed-use Liberty at Lorton and the new Lorton Community Center, contribute to Lorton’s reputation as a unique area. 

Lorton is largely characterized by stable residential neighborhoods consisting of single-family detached dwellings, townhomes, and low-rise garden apartments. Various light industrial and warehousing uses are located along Gunston Cove Road, and the CSX Railway between I-95 and Old Colchester Road. The Noman M. Cole Water Treatment Facility is located east of Richmond Highway near its intersection with Lorton Road. Additional industrial uses, such as the Covanta Fairfax waste management facility, are located west of I-95 and Furnace Road. Nearby, the County is currently exploring a possible public/private partnership for the development of Fairfax Peak, a proposed recreational facility featuring indoor ski slopes, a hotel, restaurants, and other recreational amenities at the site of the I-95 landfill. 

Commercial development in Lorton consists of neighborhood and community-serving centers that provide retail, restaurants, medical and professional services. The three largest commercial centers within the Lorton area (Lorton Station, Lorton Marketplace and Gunston Plaza) are all easily accessed from Lorton Road and are situated between Richmond Highway and I-95.
